We offer 2 services to our customers / owners to: Searching tenants: We do the necessary operations (publicity, prospection, customer files,…¦) to find tenants a maximum number of candidates. The visite of pawn with the candidate takes place always in the presence of someone of our office. The future tenant is presented to the owner before the lease to sign. We essay a correct lease, in accordance with the legislation and the requirements of the owner. We require a sufficient hiring guarantee for handing over the keys. Our office can establish also a complete state of finding to the beginning and end of the lease.
The management of your pawn: To make your investment profitable and for your rest, YOU must a number of important respect rules:
- Monthly following the payments of hiring and the costs. - Annual following the payment of the fire insurance premium. - Calculating and transmitting a letter to notify the indexing of hiring to the tenant. - The annual payments make for heating, water and common spaces and to the tenants provid. - Presence and mediation in case of problems with the home (contact with the trade association).
We can act all these for YOU… We cooperate for the hiring guarantees with the assurance firm (KORFINA) which you will have 2 different type presents contracts which we you, if wished, can present:
1) RENT GUARANTEE WITH RENT RESERVES Establishment of hiring guarantee The hiring guarantee of Korfina is rapidly and simple. Landlord and tenant fill in together the necessary documents, which are simply sent for opening the blocked account. The rent reserves give an extra guarantee to your tenant and its family. The tenant die, and then the beneficiary get an extra capital to pay hiring further or hiring far birefringence to regulate. And that is also for the landlord a complete appeasing.
2) DOUBLE GUARENTEE: The landlord can, if wished, an additional insurance conclude, for pawn for which the hiring guarantee is paid at Korfina, to which you give a complete legal assistance in case of hiring disputes. This legal assistance does not apply to all hiring disputes, therefore only to hiring disputes concerning the hiring guarantee. Additional information concerning this insurance can be obtained on simple application!
OUR TARIFFS: 1) Searching a tenant: the price of the first month hiring + 21% VAT, after discharge by the tenant. 2) Searching a tenant, followed by the management: - the price of the first month hiring + 21% VAT, after discharge by the tenant - + 10% of the monthly hiring as from the 2nd month 3) State of finding: 150 € for the owner / 150 € for the tenant to pay. |
